COVID-19 Showing Instructions


We know that finding a home is a necessity and we do take the COVID-19 outbreak very seriously. It is very important that we minimize the possible exposure of you, our residents, and ourselves to the virus.

Viewing an occupied property will be a case by case basis. Right now we are allowing appointments to be scheduled. Once your appointment is scheduled we can send you a virtual tour or video walk-through of the property. If you want to move forward in the process we can set up an appointment for you to view the property in person prior to signing the lease. The following precautions will be strictly followed for your safety and that of our residents:

  • Only one person will be allowed to view the home prior application approval. Once applications are approved. The remaining signers on the lease can view the property one at a time.
  • Prior to entering the property, you will be required to clean your hands with an alcohol-based hand sanitizer.
  • You will be required to wear a mask while in the property.
  • We will take your temperature with a touchless thermometer prior to entering the property.
  • Please do not touch anything while in home. We will make sure all lights are turned on and doors are open.
  • If you cough or sneeze, even though you will be wearing a mask, please do so into your sleeve.
  • Stay home if you have a fever, cough, shortness of breath or any other cold or flu-like symptom or have been exposed to anyone who has these symptoms in the last 14 days.
  • If you have a job with a high chance of exposure (nurse, doctor, etc) please let us know.

For some, this may seem like a lot, but we want you to know that if you decide to rent a property from us, we'll try our best to make sure you receive the same care in every interaction with us. We value you as a resident.


Rental Application Requirements
PLEASE READ BEFORE APPLYING

It is very important to Cissell Management Co. that everyone be treated equally. It is our policy not to discriminate against any person because of that person’s race, color, creed or religion, sex, sexual orientation, national origin, age, marital status, military status, handicap, disability, or any other protected status.

The application is not first come first serve. The most qualified applicant will be chosen.

Who must apply:

  • All applicants who will be responsible for paying rent must be listed as a lessee on the lease and pay the non-refundable application fee of $40.
  • All occupants 18 years of age or older, not considered a dependent, who will live in the property but will not be responsible for the rent, must be included in the application, pay the non-refundable application fee of $40 and are required to be listed on the lease as occupants unless they are a student.
  • An occupant is considered a dependent if the individual is your child and they are a full-time college student and they do not provide more than half of their own support.
  • Occupants who are younger than 18 years of age at the time that you complete the application do not need to pay the application fee, but are required to be listed on the lease as occupants.

In the case that a property is being rented to multiple students with no prior credit/payment history, each student will be listed as a lessee on the lease, pay a $25 non-refundable application fee and be required to have a guarantor. A credit check will not be run on the students in this case. Guarantors are required to pay the $40 non-refundable application fee. 


Items needed to complete the application:

  • US Government photo identification with full name and date of birth.
  • One of the following:
    • Social Security Number
    • Valid varifiable work visa
    • Temporary resident card
    • Other personally identifiable form of ID
  • 30 days of paystubs from employer
  • Previous landlord's contact information for the last two years
  • Application fee

Application Approval Criteria

  • Income
    • Total rent payment per month cannot be more than 35% of the applicants’ combined monthly income.
      • Conditional approval may be granted to applicants in which total rent payment per month is between 36% and 40% of the applicants’ combined monthly income. Conditionally approved applicants may be required to pay 1.5 times the standard deposit and/or have a co-signer depending on credit score.
    • All income sources including Social Security, child support, spousal support, DSHS income, retirement
      income, grants/loans if you are attending college, and housing vouchers, must be verified with check stubs, monthly statements or award letter.
    • If employment is to begin shortly, applicant must provide an offer letter on company letterhead or employment contract.
    • Self-employed applicants – must submit previous year's filed tax return for income verification
    • Students' Guarantors - In the case there are multiple students and multiple guarantors on one lease, guarantors will not be required to have their credit run if total guarantors' income exceeds 7.5 times the rent.
    • If overtime pay is needed to meet the income requirements you will need to provide the previous years tax return to verify.
  • Credit Score In the case of multiple applicants, credit scores will be combined and an average taken to determine the credit score.
    • 620 - 850 - Standard approval*
    • 580 - 619 - Conditional approval* (if approved, 1.5x the standard deposit and/or co-signers may be required)
    • 550 - 579 Possible denial (if approved, 2x the standard deposit and/or co-signers may be required)
    • 549 and below - Automatic denial
    • Co-signer may be added to the lease but must have a 720 or above credit score. Co-signer will be required to meet all application requirements and income to rent ratio will be based on the co-signer's current rent/mortgage + rent of the property for which they are co-signing.

*Other factors will affect the overall approval (foreclosure, bankruptcy, minimal/negative/unverifiable rent history, evictions, criminal charges)

  • Previous Residence and/or Rental History
    • Verifiable residence history for at least 2 years is required. No broken leases, evictions, or eviction filings will be accepted.

Automatic Denial:

  • Incomplete application
  • Eviction or past due rent owed
  • Bankruptcy in the last 3 years
  • Invalid Social Security Number
  • Lack of verifiable documentation
  • Credit score of 549 and below
  • Rent amount is equal to or greater than 50% or more of applicants' income
  • False information on application

Pets:

The pet policy varies with the property. In general, no more than two pets will be allowed. Breed restrictions apply to all properties. The base pet fee is $300 per pet with an additional $25 per pet per month. For dogs 35 lbs or larger, the additional monthly rent will be $50. Pet rent is based on the dog's full grown weight. Some properties may require a higher pet fee and/or pet rent. No fees/deposits will apply for service/assistance animals.

    • Showings are 24 hours in advance - Unfortunately we can't just rush out and show you the property within minutes of you finding it on our website because 1) Our day is full of appointments that have been scheduled ahead of time. 2) It is very important to us to respect the resident currently living in the property. Even though legally we have the right to show the property the same day if necessary, our standard procedure is to give the resident 24 hour notice. This may be a little inconvenient at the moment, when you're a resident in a property we manage, you'll be happy we have this policy.

  • Application process
    • **We cannot hold a property. We have multiple people submitting applications daily. You should complete the application as quickly as possible to ensure someone doesn't submit their application before you**
    • To make sure we are fair and treat everyone equally, in order to rent a property from us you must complete the application process. To start this process, click here to request an application. Once we receive the application request, we'll send an email with a link to complete the application. The primary contact will receive an email first. Once that application is complete an email will be sent to the other applicants on the lease.
    • If you live locally and plan to view the property before renting, please do NOT submit an application request until after you've seen the property and have made the decision that you want to sign a lease. If you plan to rent without viewing the property, please go ahead with the request but be prepared to pay the application fee to complete the application.
    • If you're concerned with your credit, we don't expect everyone to have perfect credit and allow for that. Depending on rent payment history, the type of debt on your credit report, income, job and housing stability, we allow residents to have a score as low as 550. 88.5% of people in America have a credit score of 550 or better.

  • Signing the lease and paying the deposit
    • Once your application is approved. We'll send another email letting you know the lease is ready to be signed. Everything is digital. There is no need to meet to sign the lease.
    • Once the lease is signed, you can pay your security deposit right from the resident portal that you logged into to sign your lease.
    • **Most properties receive multiple applications. Once the lease is sent, you'll have 24 hours to sign the document or we may move on to the next application in line.**

    • Please don't delay in completing your application. It is very common for us to receive many applications from people who plan to rent the property without viewing it. If you're delaying completing the application and signing the lease, someone could rent it out from under you.
