What is your management fee and what does Cissell actually do for the management fee?
We offer three packages, Silver, Gold, and Platinum, and most owners choose Gold at 13.5% of gross income, which gives you the full team running your property end to end. You can compare all three on our pricing page.

How and when do I get paid?
We pay owners by ACH on the first business day of each month for the prior month. Your statement arrives at the same time, showing gross income, expenses, and net income, along with copies of invoices and closed work order details so you can see exactly what happened on your property. -
What happens if a tenant stops paying rent?
We follow a firm process and send the file to our attorney to start the eviction process rather than letting it drag on, but our goal is not to let it get that far. We've never had an eviction since we started the company in 2010. -
Do you handle short-term / game-day rentals?
No, we don't manage short-term rentals. But if you've got one you need managed, reach out anyway. We'll point you to a manager who'll take good care of it. -
How do you screen applicants?
We screen every applicant the same way, against requirements we hold to strictly, so the process is consistent and fair every time. That means full background and credit checks, plus verification of documents, including bank statements and pay stubs, using anti-fraud software that flags any alterations. How do I apply for a Cissell-managed property?
Apply online right by completing our application request form. Once the form is complete, you'll receive an email with step-by-step instructions to complete the application.

What's the application fee, and is it refundable?
The application is $50 per adult and is non-refundable. If there is already a pending application when you submit yours, we will notify you and give you the option to transfer your application to another property or send you a refund. -
How does the security deposit work?
You're required to pay one month's rent as a security deposit within 48 hours of signing the lease. We do have a security deposit waiver program where you pay a minimal, non-refundable fee to a third-party company to guarantee your deposit. -
Can I have a pet?
Yes, all of our properties are pet-friendly. You'll be required to complete a pet screening profile to score your pet to determine your monthly pet fee. -
What if something breaks after hours?
We have an emergency phone line that's available 24/7/365 days a year.
